When my wife and I first started working with Joshua we knew that we would be selling our townhouse and buying a condo, but we also had some very particular requirements (as well as some that we hadn’t yet really identified) and knew that we would not be moving until we found just the right place. My wife and I were first time home buyers with busy careers and a newborn, so the prospect of house hunting in an insanely competitive market was not particularly appealing. To add to our general apprehension, we don't do well with high pressure sales tactics, had limited knowledge of what neighborhoods to look at and are fairly risk averse. We loved one house and Doug managed to get us in before it went to market. We were able to put in bids before the house hit the market and Doug did a great job negotiating, but we ultimately lost out on the house (another offer came in for $100k above our offer). Doug helped us expand our search and gave us great feedback on houses that initially piqued our interest, and in hindsight, his feedback was invaluable because he pointed out issues that I had overlooked and that would have had a big impact on my enjoyment of the house (i.e. a house with backyard on a steep slope (not great for the little one), a house on a relatively busy street). Due to Doug’s expertise and honest feedback, we ultimately only visited two houses, the one we lost to a higher bidder and the one we bought, which was perfect given our busy schedules. The house we bought is in a neighborhood that we had not considered due to lack of local knowledge, but that is the perfect place to raise our family. The house was impeccable and we put in an offer and had it accepted (at asking price) within 3 hours of viewing it. The whole house buying experience was the exact opposite of what I had imagined/expected it would be (an endless procession of house viewings followed by high pressure sales tactics to put in a bid and then increase your offering price or lose the house). Instead, it was efficient, targeted and respectful. I would highly recommend Doug to anyone who is serious about finding the perfect house with the least amount of headaches. He is an excellent communicator, negotiator and agent. But more importantly, he's a genuinely good person who treats you like a partner in a transaction and puts everything he has into getting you the best outcome.
